Why Experience London?

A vibrant community with a high quality of life is rooted in people who believe in its future and act on that belief. Everyone in our community recognizes the need for infrastructure, and while there is no guaranteed return, local residents Tom Coughlin and Paul Gross believe any benefit will be shared throughout the community. New revenue at the community level means more resources for the town and our schools. For a community to thrive, it depends on progress, and like their neighbors, Tom and Paul want London to remain a great place to live, work and raise a family – and improve for generations to come.

London Landing at Brooksedge by Arbor Homes is the continuation of the Brooksedge subdivision which was started by Chuck Duval several decades ago.

London Landing’s purpose is helping new homeowners achieve a major milestone in their American Dream while creating value for our community by growing the tax base. When finished, it will have 290 single-family homes. This growing neighborhood means greater opportunities for our students, better care for our seniors and veterans, and more support for essential services like EMS, Fire, and Police.

Prior to the development of London Landing, this land was tillable farm ground inside the city limits with no storm drainage to mitigate floods and provide relief from water runoff. Now, runoff is managed through retention ponds and underground storm drainage. This kind of infrastructure, in accordance with the Ohio EPA, is the highest standard for infrastructure that exists today.

Infrastructure for London Landing, funded totally by the developer, brought millions of dollars in road, curb, and sidewalk updates alone. The town has needed infrastructure investment for some time, and this project is meant to enhance the town’s foundation and bring in additional revenue for continued improvement without raising residents’ taxes.

Water and sewer infrastructure was paid for by the developer. Ongoing operations and expenses are the responsibility of Mid-Ohio Water and Sewer.

Experience London has worked diligently in collaboration with local leaders on infrastructure planning. For London Landing, two entries have been made to 56 to allow citizens direct access to the interstate, avoiding the need to go through town.

Other improvements are actively being made throughout the city to improve traffic patterns. For example, Tom and Paul are supporting infrastructure improvements and working with local leaders to ensure roadways keep pace with growth along Highway 42.

A Traffic Impact Study (TIS) was conducted and determined what would be needed before the infrastructure was developed. A traffic engineer, ODOT and the county engineer collaborated to ensure what would be needed and that these advancements would keep pace with demand.

Yes! According to the official 2025-2026 Enrollment Report Executive Summary, London City Schools reported a district-wide decline in enrollment from 2024/25 to 2025/26 of 48. More specifically, London City Schools’ Middle and High School enrollment is less than it was in 2020.

The school’s current and previous administrations have been highly supportive and appreciative of the new revenue that new homes in the community will create. Experience London has closely collaborated with school officials to ensure this will be net positive for the schools.

With the planned growth, there will be new revenue generated by London Landing that directly benefits London City Schools because of the expanded tax base, not new taxes on current residents. The planned development will pay for itself through the revenue it generates for London City Schools before any increase in enrollment occurs.

For example, here’s the projected impact of London Landing for the school:

Annual Benefit

10-Year Benefit

New School Income Tax (1% school income tax)

$319,000$3,190,000

Additionally, each property at London Landing is projected to generate $1,208,817 a year on average in unabated property taxes, with a significant portion of that also going toward London City Schools funding.

The new homes and investments in London are intentionally thought-out and meant to provide residents more modern amenities and improved infrastructure, while maintaining the close-knit nature and small-town charm, sharing the values of similar Ohio communities like Marysville. London doesn’t have anything in common with Columbus, and it isn’t going to become “another Hilliard.”

With Experience London – we’re working to enhance our community for the residents already here, and to give the next generation a welcoming place to call home and raise their families. It’s all part of ensuring that the London community remains vibrant for all ages and stages of life, and that starts with infrastructure and improvements to keep pace with the needs of existing and new neighbors.
